I think the APs are a fixture and likely included with the house unless the contract expressly excluded the equipment.

I think your C7 isn’t going to be fast enough for gigabit, but I don’t know for sure.
Ubiquiti has great gear. I’m not sure how long support will continue for but an EdgeRouter4 is what I use and good for around 4gbps routing. Then convert your C7 as a wifi access point.

I run an Intel 10th gen desktop motherboard in a large case. Win11 unregistered copy works fine, even better on Windows Server.
It has tons of horsepower and enough expansion. Win 11 updates itself, reboots and I have auto login enabled so it lands back at the desktop.
It’s been idiot-proof and very low maintenance.
Handles many 4K60 h265 10-bit transcodes.
Can confirm, my first HDD was 80 MB.
I would also run OM4 fiber to your drops. Fiber is cheap, small and can already support 100gbit.
If you want futureproof throw in some OM4.
